Call every buyer and seller lead before another agent does

Portal leads, open-house sign-ups and website inquiries all have one thing in common: the agent who calls first usually gets the appointment.

Why real-estate leads go cold

Buyers browse listings in the evening and on weekends, exactly when agents are showing homes or off the clock. A lead that waits until Monday morning has often already booked a showing with someone else.

How Peregrine works for a team

Peregrine calls each new lead within seconds, introduces itself as an AI assistant for your team, and asks the questions that separate a serious prospect from a browser: buying or selling, timeline, price range and area, financing status, and whether they already work with an agent. Serious prospects are live-transferred to whichever agent is on. Others get a callback at a time they choose, and every answer is saved on the lead for whoever follows up.

Fair lead distribution

Round-robin routing by who was least recently connected keeps distribution fair across the team, and agents control their own availability. Team leads can see time to first call, contact rate and transfers per agent.

Connect your lead sources

Use the website snippet on your own site, or on your IDX site if your IDX provider lets you add custom scripts. Send leads from any tool that can post a webhook, or from your CRM through the API. Portals that only send leads by email can be forwarded through an email parser such as Zapier's. Pricing is per lead handled, with unlimited agents.

What a call sounds like

A buyer saves a listing and asks for more information at 9 p.m. on a Sunday. Peregrine calls within seconds, introduces itself as an AI assistant for your team, asks whether they are looking to buy or sell, which neighborhoods and price range, how soon they hope to move, whether they are pre-approved, and whether they are already working with an agent. If they are serious and an agent is on, the buyer is connected immediately. If not, they get a time to talk tomorrow, and the lead is flagged as hot in your dashboard.

Questions that work on a buyer call

Write each question with a clear pass. Timeline: plans to move within six months. Price range: inside the range your team serves. Area: in your markets. Financing: pre-approved, or paying cash, or willing to talk to a lender this month. Representation: not under contract with another agent, as a deal-breaker. Each one is a short question, and together they take about two minutes.

Sellers are different

Seller leads often want a valuation and a conversation more than a showing. Use a separate profile with questions about timing, the property and the reason for selling, and send seller leads with that profile's id. Peregrine does not yet route sellers to a separate group of agents. Every agent who is on shares one rotation, so put agents on duty who can take both kinds of call.

Availability for agents who show homes

Agents are often in a car or a showing when a lead comes in. Each agent sets weekly hours and a switch they flip off at a showing and back on after. Transfers ring the agent's own cell. Keep the ring time short enough that the next agent gets a chance before the buyer waits too long. Twenty seconds is the default.

Getting portal and website leads in

Put the snippet on your own website, and on your IDX site if your provider allows custom scripts. Lead tools that can post to a webhook connect to a Peregrine source URL with the lead's name, phone and email. Portals that only email you leads need an email parser, such as Zapier's, to forward each one. Give each portal its own source, so every lead shows where it came from.

Retries and voicemail

Buyers browsing at night often do not answer an unknown number on the first ring. Peregrine retries on your schedule, by default after five minutes, thirty minutes, four hours and a day. On the last attempt it leaves a voicemail in your team's name with a number to call back. When the buyer calls back, Peregrine picks the conversation up and can still transfer them to an agent.

Questions agents ask

"My leads want to talk to me." They do, and they will. Peregrine connects serious buyers to an agent within a couple of minutes of their request. Without it, many of those leads wait until the agent is free.

"I would rather call them myself." You still take the conversation that matters. Peregrine makes the first contact at 9 p.m. on a Sunday, when you are at dinner.

"Portal leads are low quality." Some are. The questions sort browsers from buyers, and only serious prospects reach your phone.

Accountability for the team

Every lead has a record: when it arrived, when it was called, what was said, who took the transfer, and what happened next. Team leads can see transfers and missed transfers per agent, which makes coverage conversations factual.

Use the numbers to set duty schedules. If missed transfers pile up on Saturday afternoons, that is when more agents need to be on. If one agent misses most of their transfers, check their phone and ring time before anything else.

Follow-up for the not-yet-ready

Many portal leads are months away from moving. Peregrine saves their timeline and answers on the lead, so whoever follows up starts with context. With HubSpot or Salesforce connected, they are written to the contact or lead automatically.

What to measure

Track median time to first call, reach rate, the share of reached leads that qualify, live transfers, and missed transfers per agent. Compare portals by the share of their leads that qualify. Price per lead alone will not show that.

Then follow the qualified leads into your own pipeline. Track how many become appointments, listings or contracts, so you know which portals are worth renewing.

Questions

Can it ask whether a buyer already has an agent?

Yes. Add it as a criterion or deal-breaker and Peregrine asks it on every call.

Will it transfer to my personal cell?

Yes. Each agent sets the number transfers ring and the hours they are available.

What about leads that come in overnight?

By default Peregrine holds the lead and calls it the moment the first agent's hours start. You can also let it call right away, qualify the lead, and schedule a callback for when an agent is on. Either way the lead shows in your dashboard with its answers.
